1 - General conditions:
We rent our apartments for a minimum of 7 nights, Middle and
High season excepted. Each quotation includes household linen
and the assistance of our staff during check-in and check-out.
Electricity, water, heating, air-conditioning (if provided)
and gas could be not included and payable locally. In some
periods we are entitled to rent the apartments for a minimum
of 7 nights. Our company has special offers for 7 nights
stays in Venice when reserving 30 days or less before arrival.
We accept reservations for a number of nights not multiple
of 7 only upon request. All apartments are classified 3 stars***
and 4 stars****, 5 stars***** depending on their location,
services, terraces, view, elevator and quality standard.

3 - Payment and booking
conditions :
To rent one of our properties you have to
contact our booking office, by filling in the booking form,
specifying which apartment you are interested in and which
payment method you prefer. If the apartment is available our
booking offfice will send you a Rental Contract, to be filled
in and sent to us. We consider a reservation valid after the
payment of the account. The terms and methods of the payment
are the following: account of 30 % of the total amount payable
by Credit Card (filling in the Rental Contract authorizing
us to charge the amount on your credit card; Credit cards
accepted: Visa-Master Card-Diners-American Express) or Bank
Transfer. The remaining 70 % of the rental must be paid at
least 30 days before your arrival, always using the chosen
method. For all bookings made within 30 days before the arrival,
you will have to pay the total amount at your reservation.
In this case it is only possible to pay by Credit Card. Please
note that our price list is valid for the year 2004. Please
contact our office for the quotation of the prices for the
following years.
4 - Arrival and departure:
We will give you your apartment's address
and the exact directions, in order to reach it, after the
payment of the total amount. Remember to contact our staff
or local reps in order to fix a time for a meeting at the
apartment. If renting a Property in the city of Venice our
Staff will meet you at the nearest Public Water Bus Station
to the apartment or, upon request, our staff will meet you
in Piazzale Roma (bus terminal) or at the Railway Station
Santa Lucia and take you to the apartment. For this Transfer
Assistance we will charge an extra fee (see Surcharges). It
is essential that you inform us about your estimated time
of arrival in Venice, Rome, Florence and Tuscany Properties,
at least 7 days prior arrival. The transport with taxi/water
taxi or public boat is not included. The Check-in is possible
from 2.30 pm to 7.30 pm. If renting in Venice, for delays
of half an hour and over on the agreed time you must contact
our Venice office or our Venice representatives (you will
find the phone numbers on the reservation voucher). If you
fail to do so, we are allowed to charge a Delayed arrival
fee (see Surcharges). If our company has not been informed
of long delays and the client misses the check-in at the apartment,
we are not responsible. In this case clients will be charged
for any extra costs for alternative accommodation. Requests
for night-time arrivals (later than 7.30 p.m.) have to be
accepted and confirmed by us. In this case you will have to
pay a surcharge for late arrival service (see Surcharges)
to our Staff or local Reps. A person of our staff or a local
Reps will meet you directly at the apartment (when renting
a property in any locality outside Venice - see above different
direction for Venice Property). In all localities this person
will show you the house and how things work, will ask for
the security deposit , will read electricity, water and gas
meters (if not included), and ask to sign the inventory. If
you find that an item in the inventory is damaged, you must
report it at the latest within 12 am of the day after the
arrival, otherwise our Society or local Reps will not be responsible
for such item. You will be required to sign the following
forms :Rental Rules, Privacy and Personal Detail Form (according
to the Italian Law in matter of reporting Holiday stays to
the local Police Office). Make sure to make all arrangements
for the departure upon arrival. Otherwise, you must get in
touch with our Staff or local Reps to arrange the timetable
for your check-out at least one day before your departure.
Apartments have to be vacated between 8.00 AM and 10.30 AM
on departure day. If renting in Venice, in case of departure
before 8.00 AM (not earlier than 6.30 AM) Rentalinitaly will
require an extra charge of € 50,00. In case of services
not included in the rental price, our local representative
is allowed to cash the agreed amount or to withhold the security
deposit until you will settle your bill. In case you don't
arrive on the agreed date, your reservation will be held until
7am of the following date only.
5 - Security deposit:

The security deposit will be required of you upon your arrival (payment done with credit card) and will be kept as a guarantee during your stay and will be given back to you at the end of your stay.
A refundable security deposit is required
against possible damage or losses. It is payable to our local
representative, if renting in Venice by credit card: Visa,
Master Card, Diners or American Express, or euro cheques;
if renting in other location it is payable by euro cheques
or cash only. Our staff will not give the apartment keys to
those who will not pay the security deposit. If you leave
earlier than 8.00 am or in any case before the term agreed
upon we are authorised to keep the deposit until we check
the apartment to ascertain that nothing has been damaged.
Afterwards our local representative will send you the deposit
by mail. On departure time please remember that Local Reps
will need sometime to check carefully the apartment.
6 - Party size:
We are entitled to refuse admittance to a
number of persons exceeding that on the booking form or exceeding
the number of beds of each apartment. Nobody else is admitted
to stay in our apartments without our authorisation.
7 - Cleaning:
On arrival guests will find their apartment
clean and tidy. The final cleaning cost is to be paid locally.
Tidiness of kitchen or kitchen corner and the rubbish removal
are not included in the final cleaning cost, this is the responsibility
of guests. On the contrary, you will be requested to pay an
extra charge of euro 40,00. If you request an extra household
linen supply and midweek/daily cleanings, we will price to
you the cost depending on the apartment you have reserved..
8 - Cancellation fees
:
If you cancel a reservation you will be charged
one of the following penalties depending upon the date of
your written notification:
• 30% from booking time up to 45 days before your arrival
• 50% from 44 to 30 days
• 80% from 29 to 15 days
• 100% less than 14 days
9 - Rules for clients:
All building rules and regulations must be
observed. Between 1 p.m. and 3 p.m. and 11 p.m. and 8 a.m.
apartment occupiers shall not make any loud noise. Animals
are not admitted in the lodgings unless other agreements have
been taken. In the event that you do not follow our rules
and the building rules and regulations ( such as noise during
the mentioned hours, etc.), our firm or local Representatives
reserve the right to drive you immediately away from the apartment
without having to refund you. Moreover, our company or Local
Reps will require additional charges (see Surcharges list
mentioned below) in case you require the presence of our local
staff during your stay for reasons such as losing the apartment's
keys, forgetting the keys inside the apartment or for unjustified
emergency calls for assistance in the property.

- Liability
In case
of technical problem or cleaning not adequate, you are kindly
requested to contact our office or Local Staff on the date
of arrival to sort out any problem as soon as possible. Any
complaints must be communicated, in writing, to our company
or Local Reps at the beginning of your stay. You have to give
us or our Local Reps reasonable time to solve the problem.
If you leave the apartment before your departure date without
contacting our office or its Local Staff, you will not be
entitled to any refund or compensation. If the property booked
is not available on the date of arrival or during the stay
due to circumstances beyond our control or technical problem,
we will guarantee alternative accommodation in an apartment
of same size and category. If the rental price of the alternative
property is less than the one originally rented we will refund
you the difference.
